Traveling Thru Evergreen Estates

Evergreen Estates is bordered on the north by 17th Avenue and on the south by
East Beaton Drive. With all the businesses locating south of our development, e.g.
Bobcat, Titan, High Point Network, KLJ, Bio-Life, Cambria Suites & Conference
Center, Blarney Stone, and the list goes on – with all of these businesses south of
Evergreen Estates, our development became an easy way to get from 17th Avenue
to East Beaton Drive and visa versa. THIS TRAFFIC was the number one
complaint in the development until we installed the gate at the south entrance/exit
(East Beaton Drive) of the development, and thankfully that has alleviated much
of the problem. This is also the reason to ensure that when entering or exiting
from or onto East Beaton Drive that you be sure to close the gate behind you. If
you have rented gate-openers for relatives or close friends, it is the homeowners
responsibility to ensure that they too have been informed to close the gate after
entering or exiting at East Beaton Drive.

The speed-limit at Evergreen Estates is 15 miles-per-hour. Homeowners are the
ones who most often travel the roads in our development, therefore if each would
concentrate on slowing down and following the speed-limit there would be little if
any complaints. The speed-limit is enforceable by the West Fargo Police
Department. We do not have sidewalks out at Evergreen Estates, and thus the
roads are also used for walking, biking, and by our elderly homeowners and
visitors, visiting grand-children — we just want to ensure everyone remains safe
and following the development speed limit will help do that.

In accordance with the approval by West Fargo of our “planned unit development”
(PUD) our streets are narrower than the usual and customary streets in the City.
For that reason parking is NOT allowed on the PARK-HOME side of the streets
and the road is so posted. This requirement can be enforced by the West Fargo
Police Department. Parking on one side of the street, twin-home side, ensures that
in the event an emergency vehicle must travel our roads, e.g. ambulance, fire
engine – they will be able to get thru the development without any problem.

We appreciate everyone’s cooperation, homeowners and their guests, with the
above guidelines.
