GATE-OPENER INFORMATION SHEET
South Entrance/Exit to the development
Beaton Drive East (formerly 19th Avenue)

In accordance with the majority wishes of the homeowners and an effort to resolve the number one complaint in the development – namely, uninvited thru traffic – the development installed in July, 2010 the mechanical gate at the SOUTH entrance/exit to the
development. The NORTH – 17th Avenue entrance/exit is NOT gated and family, friends, deliveries and other vendors should all be directed to the NORTH – 17th Avenue entrance/exit to the development. The purpose of THIS information sheet is to provide the guidelines that accompany the enclosed gate-opener(s) and the use of the mechanical gate at the south entrance/exit. Any questions, please contact a board member.

  1. You may RENT as many openers as you wish, perhaps for family or friends who are frequent visitors. The one-time rental
    charge is $25 per opener. Write a check payable to: Evergreen Estates Association. If and when you sell your home, or if no longer have a need for the gate-opener(s) – you must then return the gate-opener(s) (yours, family and friends) that you have rented and return them to the designated official of the Association. If returned, and returned in good working condition you will be refunded your rental fee. If not returned, you will be charged, when closing on the sale of your home, an additional $40 for each lost gateopener ($25 for each lost gate-opener and $15 for each lost gate-opener for the factory to decode the device.)
  2. The gate-opener(s) are gray ion color, so as not to be confused with your black garage door opener(s).
  3. The gate-openers are digital and preprogramed in the factory and run on a 9 volt battery. When changing the battery, be
    careful not to touch the code-setting which is near the battery compartment, doing so can possibly change the code and render your opener inoperable. If this happens please give a board member a call and they will assist you. Likewise, if you prefer not to change the battery yourself, again a board member will assist you and don’t be afraid to ask.
  4. A word from the gate-makers and installers: when approaching the gate, if the gate is IN PROCESS of going up or down
    (opening or closing), please let the gate complete that cycle before pressing your opener-button. And, to activate the opener you may need to hold the button for a second or so. For those who have HOME-LINK capability on their vehicle(s) – the gate opener may be programmed to your vehicle, and if unsure how to do so there are a number of neighbors who can assist you with this task, contact a board member to assist or direct you to someone who can. We do recommend, if you are going to use the south entrance/exit coming and going thru the gate, that you at least rent one gate-opener, if for no other reason than back-up. Additionally we caution that you not try to tail-gate another vehicle thru the gate, as that vehicle may close the gate as all have been instructed to do and do damage to your vehicle for which the “tail-gater” is responsible for any damage.
  5. Remember, whether you are entering or exiting the development thru the south entrance/exit, you must press the openerbutton to open the gate and once thru the gate you must press the opener-button to close the gate. Similar to your garage door, you must hit a button to open the door and you must hit a button to close the door. With all the traffic on Beaton Drive East, please be diligent in closing the gate behind yourself, once your vehicle goes thru the gate. Yes, we do harp on this and do watch via the security cameras for frequent violators so we can remind them the reason for the gate and ensuring it is closed when not in use.
  6. One of these instruction sheets is given with each gate-opener you rent, and if you are giving a gate-opener to a family
    member or friend or frequent visitor, it is the homeowner’s responsibility to make sure they receive this instruction sheet and follow the rules as indicated in these guidelines. That also applies to the next point …
  7. The speed-limit in this development is 15 mph, and we ask for homeowners’ cooperation observing the limit, doing so will
    fore-stall the installation of speed-bumps. And we ask homeowners to ensure that they and their visitors do NOT park their vehicles on the park-home side of the street, parking is only allowed in this development by City ordinance on the twin-home side of the street, this to allow large emergency, deliver and such vehicles access. We ask for, expect and appreciate homeowner cooperation with these two regulations.
