The Evergreen Estates Association insures the exterior and structure of all home/buildings in the development. For that reason any exterior changes being considered by a homeowner must be passed-by the Association Board of Directors who will then advise if allowed or not allowed. The Covenants for Evergreen Estates details and is very specific as to what is and what is not allowed in terms of the topics mentioned in the heading of this page / guideline, as well as many other restrictions within the development, e.g. speed, parking, etc.
THE RULE OF THUMB TO FOLLOW IS: when in doubt and prior to proceeding contact an Association Board Member who will be able to advise you on these matters.
Generally, changes to the interior of the home, e.g. finishing the basement, etc – do not require board notification or approval. However, we caution that such projects may require City approval through the building permit process. Again, if in doubt – do not hesitate to contact a Board Member who will advise you.
Additionally, homeowners may attach to their homes such minor attachments such as name-plates, flag-holders, welcoming sign, etc – these are referred to as do-dads or trinkets attached to the exterior of a home, to the siding, dryvit or brick. These are allowed as long as they are tasteful and proportionate-not overwhelming. At the time the house is sold, the retention of such do-dad or trinkets attached to the house, is first, negotiable between the seller and buyer. Failing such negotiation, it is the responsibility of the seller to remove all such do-dads and trinkets that have been attached to the home, and it is the responsibility of the seller to repair any holds in the siding, dryvit, brick; failure to do so, will mean the Association will remove the do-dads or trinkets, repair the holes and the cost of doing so will be deducted from the Association closing which may be delayed.
