Lawn Spraying #3

Lawn Spray #3 (of 4) for the 2021 summer season will take place tomorrow-Thursday morning, July 29th. This lawn-spraying IS water dependent, which means that after allowing some time for the chemicals in the spray to do their thing the lawn can be watered and in visiting with the spraying expert he advises watering late Thursday, anytime on Friday, or early Saturday morning – when our sprinklers are set to water – will provide the lawn the needed water so that the lawn spray will be effective.

Lawn Watering Restrictions?

Speaking of watering lawns…today’s Fargo Forum has advised that the West Fargo City Commission will consider at their meeting this coming Monday, imposing water restrictions. As it pertains to our scheduled lawn waterings, given our private development status, we previously have been advised that our present watering schedule of Wednesday & Saturday mornings can continue as long as we do not exceed the number of watering times (2-3) per week that are allowed under the odd-even system as published in the paper. Additional lee-way is provided for new tree plantings, new shrubs, plants, etc.

Lawn Watering Restrictions?

Along with your Xcel Energy billing this past month, a flyer was included and specifically speaks to homeowner responsibility to keep outside gas meters clear of vegetation, snow & ice! This time of the year it is ensuring weeds or homeowners’ plantings do not obscure the gas meter, and during the winter months it is snow & ice… especially for those with gas meters on the south wall of your building. Several Xcel repair techs have commented on how the gas meter covers help to ensure easy access to the meters when required. Cheney Middle School Grounds Work

Some have inquired, (especially those whose back-yard faces Cheney Middle School) if all of the work we see being done on the grounds of the school would indicate any additional buildings. In visiting with the school district grounds chief we are advised that the work is limited to curbing & gutter repair, parking lot repair, and general repair of the athletic field and surrounding area. Nothing in the works relative to additional buildings on the school or athletic field and surrounding area.

HOA Insurance Renewal

HOA Insurance renewal information for our next plan year of September 1, 2021 to september 1, 2022 will be in our hands before this week ends, and the HOA Board of Directors will be meeting this coming week to review. Our goal is to have the HOA billing in your hands very shortly, in time for us to meet the September 1st premium deadline. Stay-tuned!

1751 Cypress Way Sold

As you can see from the SOLD sign at 1751 Cypress Way, we will soon have new neighbors. With the home inspection now complete, the closing date has been set for August 31st. We are awaiting additional information from the seller’s & buyer’s realtors and will share that information when received.

Musicians Lake-Side

Tomorrow evening, Wednesday, July 14th, a group of “retired” musicians will be entertaining lake-side between 7PM-8PM. This group of 15 or so musicians, play Ukulele’s mostly plus another instrument or two. They regularly play at the Sons of Norway in downtown Fargo. Bring a lawn chair, a beverage and enjoy the entertainment. Our thanks to Donna Hentges, of the Morlock development HOA, for inviting us.

Home For Sale

1751 Cypress Way, the home of Mike & Shirley Holland for some years, is now listed FOR SALE. It is a twin-home, with sun-room, and an unfinished basement. For Sale signs will be posted at the house and on 17th Avenue. Realtors open-house is being held as this newsletter goes to print. Those on the HOA “interested listing” will also be informed. Interested prospective buyers should be directed to: Kim Keller, Realtor with Park Company @ 701-238-2899. Caution: there will be increased traffic in the neighborhood!

Various Maintenance Activities in EE

Sprinkler Repair techs will be out tomorrow, Wednesday, July 14th. Camera Repair & Maintenance staff MAY also be out tomorrow. Vendor Ground Crew will be out in the development this Thursday & next Tuesday. Those homeowners who have projects listed will be advised when work will be done at their home. Our thanks also to the many VOLUNTEERS who have been ensuring our grounds are looking nice.

Insurance Renewal

We are presently processing our HOA insurance renewal for the coming premium/plan year, September 1, 2021 to September 1, 2022. Besides our current insurer, we have reached out to several others and have found that: (1) a number of insurers are exiting the “habitational” insurance market resulting in less interested in bidding, & (2) other than the insurer we are presently with, others are not interested in the pooled deductible & replacement cost provisions that we have in our current policy. Additionally, with interest rates so low, home values have risen — requiring us to raise the deductible & pooled replacement cost pool values by about a half-million dollars for the entire development. We are expecting any day now the renewal premium charge for our consideration, but have been advised the cost will likely rise some. Once received our turnaround time is about 30 days, so we meet our premium due deadline of September 1, 2021. Stay-tuned for more information on this topic.

Thanks to Ernie Feland, Glen Thompson, Loren Thoennes & Mike Tomasko for responding quickly to the broken arm on the south gate. A delivery man was quite sure he could sneak thru the gate with one of our homeowners, and as he put it “I lost”! Again, please ensure the gate is closed once you have gone thru the gate and be aware of others around who might be coming or going thru the gate. And we have been asked to remind all to watch their speed in the development, especially with given the foot-traffic in the development during the nice summer weather.
